Developers break ground on distribution center in City of Newburgh

NEWBURGH – Orange County will be home to another distribution center— this one on South Street in the City of Newburgh.

A metropolitan area real estate developer, the City of Newburgh and local lawmakers broke ground on Wednesday on the Newburgh South Logistics Center.

Located at the former Dupont manufacturing facility that was a remediated brownfield site, the Leed-Certified center will be over 400-thousand square feet with 75 loading docks and will house one or two tenants.

President and CEO of the Orange County Partnership, Conor Eckert, says it wasn’t easy to find a developer to invest $85 million on speculation, but Brookfield Properties believed in the site, located near the intersection of I-84 and the New York State Thruway.

“Not only do we have a building that we can offer tenants right away, but we have access to a dynamic labor pool down the street with the college ecosystem in this city,” says Eckert.  “This will be an economic development driver not just today but for many, many years to come.”

Developers say this regional distribution hub has already created close to 100 union construction jobs and could potentially put anywhere between 30 and 200 people to work permanently.

“The obituary for this site was written decades ago,” said County Executive Steven Neuhaus.  “You’re bringing this place back to life.  There will be hundreds of men and women who are going to work on building this and hundreds of men and women who are going to be working here to have permanent jobs.  It’s transformational.”

Newburgh Mayor Torrance Harvey says the project is proof that what we see happening in Washington doesn’t have to directly dictate what we do here.

“We don’t have time for partisan politics.  With local government, we can reach across the aisle.  We can talk to all our partners and stakeholders to get things done, to move our city forward.”

The logistic center is expected to be completed in August of 2026.
